The UPHILL development has obtained all required legal documents and permits, which are available for viewing upon request. All legal aspects of the purchase transaction are now handled by Notaries in Montenegro, and there is no longer an obligation to hire a lawyer, unless you wish to do so. You may, therefore, appoint the Notary in charge of the notarization of the sale to proceed with the usual background checks, such as providing an insight into the land registry records on the day of signing of the final contract in order to ensure there are no liens on or other ownership issues with the property that is subject to sale. Notaries’ fees are regulated by law and can be found online on the website of the Chamber of Notaries of Montenegro.
Yes - we are very proud of our building practice so far. We have already applied for the USGBC green certificate LEED v4.1 and will maintain the level of our responsibility towards the local community and the environment. For instance, the entire stone facade has been made from large stone blocks found on site, thus we have made a big effort and investment to lower the environmental impact as much as possible.
Detailed design documentation will be compiled once all of the equipment, finishing work and features have been arranged with the Buyer. In the UPHILL brochure, you will find an informational chart with proposed specs – the brochure is available upon request.
The property has already been the subject of a first transfer of ownership, thus there is no VAT, but only a regular 3% Property Transfer Tax that is to be covered by the Buyer. If you decide to resell the property, the next buyer will also be liable for this tax.
Yes, everything starts with a 5% reservation fee after which you are required to sign a contract with UPHILL LLC based on detailed arrangements and specifications in the meantime. Further on, there will be three more installments - the first (55%) following the signing of the contract, the second (30%) following the completion of all of the construction and installation works and the final installment (10%) following the registration of the house in the municipality.

The final cost includes everything – the purchase of the land plot, all the administrative procedures during the construction phase, construction, furniture and equipment installation.
